Commercial Boiler Plant Room Upgrade for a School in Bruton

Overview

A school in Bruton required a complete upgrade of its ageing heating and hot water infrastructure after routine servicing identified a failing sectional boiler within a large plant room.

The boiler was found to be spilling products of combustion, creating an immediate safety concern and a significant operational risk for the school. Due to the age of the boiler and the condition of the associated plant equipment, the system was deemed beyond economical repair.

The school’s objective was clear: replace the ageing system with a modern, reliable and energy-efficient heating solution that would provide long-term resilience, improve operational performance and ensure continued compliance.

We designed and installed a modern commercial cascade boiler system using Worcester Bosch commercial boilers, supported by a new flue header system, plate heat exchangers, efficient circulation pumps and upgraded controls. The project was completed within a three-week programme and delivered on time and on budget.

The Challenge

The existing plant room was serving a large educational facility, so the replacement system needed to be designed carefully around safety, capacity, reliability and school operations.

The key challenges included:

  • The existing sectional boiler was failing and spilling products of combustion
  • The boiler and associated plant equipment were beyond economical repair
  • The school still required consistent heating and hot water capacity
  • The new system needed to integrate with ageing infrastructure
  • The existing BMS was no longer a reliable long-term control solution
  • The hot water system needed to reduce reliance on stored hot water and help manage legionella risk
  • The upgrade needed to be completed with minimal disruption to school operations

Heating and hot water issues in a school setting can quickly create disruption for pupils, staff and site teams. A significant failure can affect classrooms, departments or wider school operations, so the replacement needed to be planned in a way that protected safety while keeping disruption to a minimum.

Our Solution

We designed and installed a modern, energy-efficient cascade boiler system using Worcester Bosch commercial boilers. The new system was specified to improve reliability, increase efficiency and provide greater resilience through built-in redundancy and modern controls.

  • Cascade boiler configuration for improved efficiency and operational resilience
  • Flue header system for safe and compliant combustion discharge
  • Plate heat exchangers to hydraulically separate the old and new systems
  • Instantaneous hot water provision without stored hot water cylinders
  • High-efficiency DAB circulation pumps
  • Worcester Bosch Master Controller installation, removing dependency on the ageing BMS
  • Full strip-out and safe removal of existing plant
  • Installation, commissioning and testing of the new system

Where heating or hot water issues occur in school environments, we focus on maintaining operational continuity wherever possible. By carefully planning replacement works and implementing robust solutions, we help schools minimise disruption while improving long-term system performance.

Hot Water Innovation

A key part of the project was replacing the traditional stored hot water arrangement with an instantaneous hot water system using plate heat exchanger technology.

This approach delivered several important benefits:

  • Reduced legionella risk
  • Improved energy efficiency
  • Lower maintenance requirements
  • Consistent hot water availability across the site
  • Removal of ageing stored hot water infrastructure

By generating hot water on demand, the school gained a more efficient and hygienic solution while reducing long-term operational risk.

Compliance & Qualifications

All works were carried out by fully qualified engineers and completed in accordance with relevant commercial gas, heating and safety standards.

  • Gas Safe Registered (Commercial & Domestic)
  • Commercial Gas Qualifications (COCN1, CODNCO1, CIGA1, ICPN1, TPCP1/1A)
  • OFTEC (where applicable)
  • Unvented Hot Water Systems (G3 Certified)
  • WRAS Awareness (Water Regulations Advisory Scheme)
  • Compliance with Health & Safety at Work Act requirements
  • Compliance with Education Sector Standards
  • Gas Safety (Installation and Use) Regulations 1998
  • BS 6644 Commercial Boiler Installation Standards
  • BS EN 12828 Heating Systems in Buildings
  • HSE Legionella Control Guidance (ACoP L8)
  • CIBSE Commercial Heating Design Guidelines

Working Within School Environments

Schools need contractors who understand compliance, safeguarding, communication and the need to minimise disruption around pupils, staff and site operations.

Our approach includes:

  • All our engineers are fully qualified and have an advanced DBS
  • Clear communication with site teams and decision-makers
  • Planned scheduling around school operations where possible
  • Compliance documentation to support audit and internal record keeping
  • Practical reporting to help sites understand priorities
  • Maintenance planning that supports safe, warm and operational learning environments

We work closely with schools to schedule disruptive works during holiday periods wherever possible, while also planning carefully around live term-time environments so essential works can be completed safely, efficiently and with minimal disruption.

Delivery & Results

The project was completed within a three-week programme and delivered on time and on budget.

  • Reliable, high-efficiency commercial heating system
  • Instantaneous, hygienic hot water supply
  • Reduced maintenance and operational risk
  • Improved system control without reliance on the failing BMS
  • Future-proofed plant room with modern commercial boilers and controls
  • Safe removal of failing plant and full commissioning of the new system

The result was a safer, more efficient and more reliable heating and hot water system for the school. By replacing ageing plant with a modern cascade boiler system and instantaneous hot water provision, we helped reduce operational risk, improve compliance confidence and provide a robust long-term solution.

What Schools Can Learn From This

This project shows why ageing plant room equipment should be reviewed before failure creates a wider operational issue.

Routine servicing and inspection identified a critical issue before it resulted in a complete system failure. By taking a proactive approach, the school was able to replace ageing infrastructure in a controlled and planned manner rather than facing the disruption, cost and uncertainty of an emergency replacement.

Key lessons from this project include:

  • Routine servicing can identify safety risks before they become major failures
  • Modern cascade boiler systems can improve efficiency, reliability and resilience
  • Instantaneous hot water systems can reduce stored-water risk and support legionella management
  • Modern controls can remove dependency on ageing legacy systems
  • Planned upgrades can significantly reduce disruption compared with emergency replacements
  • Commercial heating projects in schools require both technical expertise and careful operational planning

For schools, academy trusts and estates teams, investing in planned heating infrastructure upgrades can help improve reliability, support compliance, reduce operational risk and provide greater confidence when planning future maintenance and capital expenditure.
